Planning & Zoning

The Logan Planning Scheme 2015 (current version 9.2) is being replaced by Logan Plan 2025, finalised after 2025 consultation. Two EDQ Priority Development Areas lead growth:

  • Greater Flagstone PDA — ~7,188 ha; up to ~51,500 dwellings / ~138,000 people
  • Yarrabilba PDA — ~2,222 ha; up to ~20,000 dwellings / ~50,000 people
  • Other fronts: Park Ridge, Logan Reserve, Logan Village and Buccan; major centres at Springwood, Beenleigh, Logan Central and Meadowbrook

Growth & Demographics

Logan's estimated resident population is around 392,339 (2024) and is one of Australia's fastest-growing. Independent forecasts project roughly 560,000–600,000 by 2046, while Council's own growth planning cites up to ~667,000. The ShapingSEQ 2023 benchmark is approximately 110,200 additional dwellings, of which roughly 98,000 remained to be delivered as at mid-2024.

Development Pipeline & Approvals

Major catalysts include the Logan & Gold Coast Faster Rail program (Kuraby–Beenleigh four-tracking with level-crossing removals), the Loganlea station relocation and Health & Wellbeing Precinct under the SEQ City Deal, Mt Lindesay Highway upgrade planning and Beenleigh town-centre renewal. DA throughput is high and sustained, driven by the PDAs and broadhectare fronts.

Investment Angle

Logan offers decades of de-risked, master-planned runway through two large EDQ PDAs (Greater Flagstone and Yarrabilba) housing around 170,000 people, plus ~98,000 dwellings still to deliver to 2046. Relative affordability (~$700–730k), double-digit growth and major transport investment underpin demand, while the incoming Logan Plan 2025 opens infill opportunities near transport alongside greenfield fronts.
