PRD's second-half 2026 update shows Gold Coast house prices up 64.7% over five years, with sales volumes down and a $7.7B project pipeline due to commence this year.
PRD's Gold Coast and Tweed Shire market update for the second half of 2026, published on 3 September 2026, shows a Gold Coast house market that has eased slightly from its peak but remains at historically high levels. The median house price stayed above $1.4 million in the June 2026 quarter, more than double the median in the same quarter of 2020, though a little below the Q1 2026 peak.
Over the five years to 2026, the city's median house price rose 64.7%, an average of 12.9% a year. PRD says that "undersupply in the market has supported price growth", even after several cash rate increases during 2026.
Sales volumes are well below boom levels. During the 2020–21 peak, the Gold Coast recorded about 2,500 to 3,000 house sales a quarter. In 2026, the figure has been around 1,400 to 1,800. The rental market remains strong, especially for larger houses.
Across the border in the Tweed, PRD reported a Q2 2026 median house price of $1.36 million and a median unit price of $920,000, both slightly below their Q1 peaks. House sales fell 24.6% to 270 for the quarter. The Tweed's 2026 pipeline is much smaller, at about $211.8 million and 210 units.
The report covers market data up to the June 2026 quarter, and the project pipeline refers to work expected to commence during calendar 2026. Most of the Gold Coast's new supply in that pipeline is apartments, and how quickly those projects start and finish will shape supply over the next few years.
The data suggests demand on the Gold Coast is being held up by a shortage of housing rather than by easy credit. Prices have stayed high and rents have kept rising even with higher interest rates and fewer sales. For landowners, it is worth noting that the 2026 pipeline leans heavily towards units, with comparatively few townhouses and lots.
That mix may support the relative scarcity of well-located land suited to townhouses and small-lot housing. However, market data describes conditions at a point in time and does not forecast them. Lower sales volumes also mean fewer recent comparable sales, so site-specific appraisals carry more weight than citywide medians.
PRD reports that the Gold Coast median house price was above $1.4 million in the June 2026 quarter, slightly below the Q1 2026 peak.
The median house price rose 64.7% over the five years to 2026, an average of 12.9% a year, according to PRD.
About $7.7 billion of projects are due to commence, adding 3,578 units, 414 townhouses, 6 dwellings and 740 vacant lots.
