Brisbane's apartment pipeline has received a substantial boost. The Urban Developer reported on 28 October that Consolidated Properties Group (CPG) and Hutchinson Builders have signed $1 billion worth of construction contracts within 30 days, covering three projects that will deliver 422 new homes and a major commercial building.
The deals span riverfront Newstead, the Yeerongpilly Green precinct in Brisbane's south and Fortitude Valley, where the Australian Federal Police has pre-committed to a new headquarters. Hutchinson Builders chairman Scott Hutchinson said having the contracts signed lets the builder plan its teams, engage subcontractors and get on with construction.
The three projects are:
Charter Hall paid $32.775 million for the three amalgamated Ann Street blocks. The AFP has pre-committed to 10,494 sqm to consolidate its Brisbane Northern Command, housing about 576 staff, together with the Australian Centre to Counter Child Exploitation. The fitout is estimated at $89.3 million excluding GST, funded through a developer lease incentive, and the building's end value is estimated at $85–90 million. CPG chairman and chief executive Don O'Rorke noted the long working relationship between the two groups.
A sod-turning ceremony for Castile was held on 27 October 2026, and the project had secured 25 pre-sales before its formal launch. The AFP expects to move into its Fortitude Valley building by July 2029, ahead of its current leases expiring in 2029 and 2030. No construction dates were reported for Gloriette.
Signed construction contracts are one of the strongest signals that projects will actually be built. A billion dollars committed in a month shows major developers and builders remain confident in South East Queensland's long-term housing demand, even with higher interest rates. More apartments under construction in Brisbane also helps address the region's supply shortfall.
For Gold Coast developers, it is a reminder that tier-one builders are filling their order books, which can affect availability and pricing for new projects across SEQ. Locking in builder relationships and contracts early is prudent. For buyers, a growing choice of off-the-plan stock in established inner-city locations supports a healthy, competitive market.
