IFM Investors has lodged plans for Regent Lane at 150 Elizabeth Street, a CBD precinct with 290 apartments, a 240-room hotel and a public garden, keeping the heritage Regent facade.
IFM Investors has lodged a development application for Regent Lane, a mixed-use precinct on a 7,260 m² site between Queen Street Mall and Elizabeth Street in the Brisbane CBD. The plan pairs a residential and hotel tower with a commercial tower over a shared podium.
The proposal would add 290 apartments to the city centre while keeping the most valued parts of the Regent, the former picture palace that opened in 1929. Its Queen Street facade, entrance hall and grand foyer would be retained, with detailed heritage connections addressed in a later application.
Woods Bagot is the architect and LatStudios the landscape architect. The application was lodged by IFM Real Estate Fiduciary Pty Ltd.
The application was lodged with Brisbane City Council on 30 September 2026 and has not yet been approved. No construction start or completion date has been announced, and the project value has not been disclosed.
If approved, delivery is proposed in three stages: the podium first, then the commercial tower, then the hotel and residential tower.
Woods Bagot describes a "continuous, gently sloping pathway" linking the Queen Street Mall and Elizabeth Street through the site. Brisbane City Council will now assess the application, and the design, height and mix of uses may change before any decision is made.
Large institutional investors committing to CBD residential is a positive signal for South East Queensland housing supply, with the plan weighted to two and three-bedroom homes suited to owner-occupiers. More inner-city stock can also take some pressure off demand that spills into surrounding markets.
For Gold Coast developers, the scheme shows how heritage assets and mixed uses can be combined to unlock sites. Owners should remember lodged plans can change through assessment, and approvals do not guarantee delivery. This is general information, not financial advice.
It is at 150 Elizabeth Street, on a site running between Queen Street Mall and Elizabeth Street in the Brisbane CBD.
Not yet. IFM lodged the application with Brisbane City Council on 30 September 2026.
The plan retains the Regent's Queen Street facade, entrance hall and grand foyer.
