One of the larger industrial holdings in the northern Gold Coast's Yatala Enterprise Area has come to market. The Urban Developer reported on 29 October that Colliers is selling 24–54 Woolshed Road, Stapylton, a 9.56-hectare industrial outdoor storage site between Brisbane and the Gold Coast.
The listing follows a strong nearby sale and highlights how much value is building in the M1 corridor. A 2.2-hectare site at 51 Empire Drive, Luscombe, in the same enterprise area, has sold for $21.25 million — more than three times the $6.17 million it last changed hands for in August 2021.
The Woolshed Road site is leased to heavy equipment hire business Salmon Earthmoving. Buildings cover only about 8% of the land, leaving most of it as usable yard space.
The Luscombe site, zoned Medium Impact Industry, was sold by Northvell Property to Carmdev through CBRE, a land rate of about $966 per square metre. Carmdev plans a 12,600 sqm industrial estate with an expected end value above $60 million. Colliers says investor appetite for industrial outdoor storage is growing among domestic and international buyers, and that the sector is maturing into an institutional asset class.
No price guide or sale deadline was reported for the Woolshed Road campaign. Carmdev expects construction of its Luscombe estate to start in early 2027. The proposed Coomera Connector, a second north–south motorway alongside the M1, has a future alignment adjoining Woolshed Road, which could further improve access for the precinct.
The northern Gold Coast is consolidating its role as a major logistics and trades hub, and these deals show the land is being valued accordingly. A tripling in value at Luscombe over about five years, and a large reversionary gap between passing and market rent at Stapylton, point to tight supply of well-located, appropriately zoned industrial land. Carmdev's director Gabriel Reggi said he expects land values in both Brisbane and the Gold Coast to keep rising over the long term.
For owners of industrial land in Yatala, Stapylton and Luscombe, that supports long-term holding value. Investors should still look closely at lease terms, zoning and road access, as outdoor storage sites depend heavily on operational functionality. This is general information, not financial advice.
