Stockland has invested more than $53 million in Halcyon communities at Aura, Beerwah and Yandina, planning up to 893 homes, with a Yandina display village opening on 24 October.
Stockland is ramping up investment in its Halcyon over-50s lifestyle communities on the Sunshine Coast. Sunshine Coast News reports the group has invested more than $53 million across three communities, with almost half of that spent in the past three months.
The investment is focused on shared facilities such as clubhouses, pools and wellness spaces, which are central to the appeal of land lease and lifestyle communities for downsizers. A further $28 million is planned through to late 2027.
The three communities together are approved for up to 893 homes, with potential for more.
Project director Andrew Astorquia said buyers are choosing a lifestyle and a sense of connection, noting people may be downsizing their homes "but they don't want to downsize their lives".
The Halcyon Yandina display village opens to the public on Saturday 24 October 2026 from 9am to midday, with three display homes. The Yandina clubhouse and wellness precinct is expected in late 2027, and the second Yandina stage depends on approval.
At Halcyon Coves, the remaining shared facilities are due in mid-2027, while the further $28 million in planned spending runs through to late 2027. The opening of the Halcyon Dales clubhouse drew about 150 attendees, and residents have described it as becoming the heart of the community.
Continued investment by a major developer in over-50s communities shows confidence in demand from downsizers across South East Queensland. When older owners move into purpose-built communities, larger established family homes can come back onto the market, which helps overall housing supply.
For Gold Coast owners thinking about their next move, these communities are one of several options alongside apartments and smaller freehold homes. Land lease models have different costs and ownership structures from freehold, so buyers should review contracts carefully. This is general information, not financial advice.

Up to 893 homes under current approvals, and as many as 1,161 if the second Yandina stage is approved.
The display village opens on Saturday 24 October 2026, 9am to midday.
