  • 56 half-floor residences of about 190 m², two per level
  • Piling and excavation complete; Hutchinson Builders is the builder
  • Approved by City of Gold Coast on 9 July 2025 (MCU/2025/53)

What's happening

Construction is under way on AVVA, a $180 million residential tower by Bassar Group at 19–21 Anne Avenue, Broadbeach. Hutchinson Builders has completed piling and excavation on the 1,032 m² site, which previously held a low-rise block of eight units.

The tower will rise 32 storeys, about 105 metres, and contain 56 half-floor residences. The same developer, builder and architect delivered Infinity, a 40-storey Broadbeach tower completed in 2023 that sold out before completion.

The key details

BDA Architecture designed the building with planted podium edges and vertical greenery. Bassar Group managing director Leo Sarris said the developer believes strongly in Broadbeach as a premier residential address.

  • Residences: 56, each about 190 m², with two per floor
  • Top two residences include private rooftop terraces
  • About 700 m² of shared amenity on level four, including a lap pool, gym, sauna and plunge pools
  • Parking: 107 spaces over two basement and two podium levels
  • Exclusive sales agent: Michael Kollosche

Timeline and next steps

City of Gold Coast approved the project under code assessment on 9 July 2025. With ground works complete, the builder is moving into the main structure. A formal market launch is expected in the first quarter of 2027, with completion targeted for the first quarter of 2029.

Renders released for the project are artist impressions and the final design may change in detail. The consultant team also includes Urban Planning Services as town planner, LDG for landscape design and Arcadis for civil and hydraulic engineering, and the approval requires a waste chute with a diverter for general waste and recycling.

What it means for Gold Coast property owners and developers

A construction start on a large-format owner-occupier tower is a vote of confidence in Broadbeach's prestige apartment market. Half-floor layouts of around 190 m² target downsizers and buyers moving out of large homes, a group that has been active across the southern Gold Coast.

New stock of this kind adds choice at the top end, but it will not reach the market until 2029, so near-term supply in Broadbeach remains limited. Owners of established apartments nearby can use the project as a reference point for the area's long-term appeal. This is general information, not financial advice.
