The Gold Coast recorded a 48.3% preliminary auction clearance rate in the week ending 27 September 2026, the highest of spring so far, just before the RBA's rate rise.
Gold Coast auction results improved in the final week of September, with Cotality recording a preliminary clearance rate of 48.3% for the week ending 27 September 2026. Of the 58 Gold Coast auction results Cotality collected, 28 sold and 30 did not.
It was the region's highest weekly preliminary result in Cotality's summaries since at least early August, and the best of the spring season to that point. The figure came in the final week before the Reserve Bank's 29 September decision to raise the cash rate, and the following week's Gold Coast result fell back to 20.6%.
Gold Coast figures are published in Cotality's regional SA4 table within its weekly Property Market Indicator Summary. Across recent weeks, the region's preliminary results have mostly sat between the mid-30s and low-40s.
In the week ending 27 September, the Sunshine Coast recorded 60.0% from 10 reported results. Brisbane's preliminary rate rose 5.1 percentage points to 42.6% from 144 auctions, although Cotality noted Brisbane had been below 50% in 18 of the past 19 weeks. The combined capitals result eased to 50.3%, the lowest in ten weeks, with Melbourne volumes reduced by the AFL Grand Final long weekend.
Cotality's weekly series is the most current read on auction demand. The results immediately after this week reflected the RBA's 29 September increase, with the Gold Coast falling to 20.6% in the week ending 4 October. October and November are usually busy auction months, so the coming weeks will show whether late-September momentum can return.
Results in the 35% to 48% range indicate that roughly half or fewer of homes taken to auction are selling on the day. That is a buyer-favourable setting compared with recent boom years, and it rewards careful pricing, strong marketing and flexibility on method of sale.
Because Gold Coast weekly samples are small, individual weeks can move significantly. Vendors and buyers are better served by tracking the multi-week trend and local comparable sales than by reacting to a single headline number.
Cotality's preliminary Gold Coast rate for the week ending 27 September 2026 was 48.3%, with 28 of 58 reported auctions selling.
Earlier September weeks ranged between 36.4% and 40.7%, so late September was a noticeable improvement before results fell in early October.
Cotality publishes them weekly in the regional SA4 section of its Property Market Indicator Summary, alongside capital city results.
