Queensland had more than 52,500 homes under construction in the June quarter, a fourth straight record, as the State broke ground on Logan sewerage works to unlock 20,000 homes.
Queensland's home building pipeline has set another record. Australian Bureau of Statistics figures for the June quarter show more than 52,500 homes under construction across the state, the fourth record quarter in a row, according to a joint statement from Premier David Crisafulli and Deputy Premier Jarrod Bleijie.
The figures were released as the pair broke ground on the Chambers Flat Wastewater Treatment Plant in Logan, a $136 million project funded through the State's Residential Activation Fund. The Government says the plant will service around 20,000 future homes in the growth corridor between Park Ridge and Yarrabilba.
The Government says the number of homes under construction has grown faster in Queensland over the past two years than in any other state, and that completions are also rising after a decline under the previous government.
The statement also restated existing buyer measures, including the $30,000 First Home Owner Grant, the removal of stamp duty on new builds for first home buyers, and the Boost to Buy shared equity scheme with up to 2,000 places. Deputy Premier Bleijie summed up the Government's approach in four words: "Availability equals affordability." Logan Mayor Jon Raven said housing estates cannot proceed without the right wastewater infrastructure in place.
Construction of the Chambers Flat plant is now under way, with the homes it services to follow in stages as land in the Park Ridge to Yarrabilba corridor is developed. The Government's longer-term target is one million new homes, including 53,500 social and community homes by 2044. The next ABS building activity release will show whether the record pipeline is translating into faster completions.
A record number of homes under construction suggests more new supply will reach the market over the next two years, particularly in growth corridors between Brisbane and the Gold Coast such as Logan. Enabling infrastructure like sewerage and water is often the bottleneck that holds back new estates, so funding these works matters for when land can actually be built on.
For Gold Coast owners, more completions in neighbouring corridors may add competition for buyers and tenants at the new-build end of the market over time. Developers should note that Residential Activation Fund money is directed at specific catchments, so project timing will still depend on local infrastructure delivery.
ABS data for the June quarter shows more than 52,500 homes under construction in Queensland, the fourth consecutive record quarter.
It is a $136 million sewerage project in Logan, funded by the Residential Activation Fund, that the State says will unlock around 20,000 homes between Park Ridge and Yarrabilba.
The Government points to the $30,000 First Home Owner Grant, no stamp duty on new builds for first home buyers, and the Boost to Buy shared equity scheme. Check eligibility rules with Queensland Revenue Office before relying on them.
