Gold Coast developer NIECON has launched Reflections on the Broadwater, a $168 million, 14-level project of 90 apartments on Marine Parade, Biggera Waters.
New owner-occupier supply is coming to the northern Broadwater. Family-run Gold Coast developer NIECON has launched Reflections on the Broadwater, a $168 million residential project at 410 Marine Parade, Biggera Waters, Australian Development Review reported on 3 October.
The 14-level building will deliver 90 apartments on what the developer describes as one of the last significant landholdings on the Broadwater foreshore, with direct waterfront access. Managing director William Nikiforides said: "Land like this rarely comes up anymore."
NIECON will run the project from design through to settlement under its integrated developer-builder model. The reported details are:
NIECON reports 23 completed projects, 38 industry awards and a portfolio valued above $2.14 billion, including The Oracle at Broadbeach, Nirvana By The Sea at Kirra and Ventura Residences at Mermaid Beach. Nikiforides also told the publication that buyer priorities are coming up "constantly" in conversations with purchasers. The project offers only two and three-bedroom layouts with multi-purpose rooms, with no one-bedroom units, a mix that points to owner-occupiers and downsizers rather than small-unit investors. The site's water frontage and northern Gold Coast location also set it apart from the more crowded central coastal strip.
Construction is scheduled to begin at the start of 2027, with completion expected in December 2028. Sales are under way off the plan.
The project adds larger, owner-occupier-style apartments to the northern Gold Coast, a part of the market where downsizers often struggle to find new stock close to water. Its price points also provide a fresh benchmark for Broadwater-front apartments between Labrador and Runaway Bay.
For nearby owners, quality new projects can lift the profile of a precinct, although off-the-plan buyers should weigh construction timelines, deposit terms and the developer's track record.
