Gold Coast City Council has approved Sherpa's $350 million, 26-level Flourish Viveré in Coolangatta, with 41 of its 194 residences set aside for first home buyers.
First home buyers are set to get a foothold close to the southern Gold Coast beaches. Gold Coast City Council has approved Sherpa Property Group's $350 million Flourish Viveré in Coolangatta, a 26-level mixed-use project in which almost a quarter of the homes are reserved for first home buyers, Australian Development Review reported on 22 September.
The 194-residence building on the corner of Griffith and Warner Streets, about 100 metres from the beach, is the developer's largest project to date. Sherpa bought the 2,029 square metre site for $27 million in 2025.
Sherpa, led by Christie Leet, previously used a similar first-home-buyer allocation at its Flourish Soleira project at Palm Beach. The approved Coolangatta scheme includes:
Leet said Sherpa had concluded that sites "very close to the beach were substantially undervalued". He also pointed to the success of the first-home-buyer model at Flourish Soleira in Palm Beach as the reason for repeating it in Coolangatta. The developer's current workbook is reported to exceed $800 million, with other projects including Symphony in Brisbane. The Coolangatta site sits within easy walking distance of the beach, the Strand and the town's cafés and restaurants, a location that typically appeals to both owner-occupiers and lifestyle buyers relocating from interstate.
Construction is scheduled to begin in January 2027, with delivery expected towards the end of 2029. Sherpa reports a $1.7 billion pipeline across the Gold Coast and Brisbane.
Reserving a share of new apartments for first home buyers widens access to coastal suburbs where entry prices have been out of reach for many younger locals. It also shows a practical way for developers to tap federal and state first-home-buyer support while building pre-sales.
For existing Coolangatta owners, the project signals continued developer confidence in the southern end of the city, though nearly 200 new residences will also add choice for buyers when complete. Purchasers should check eligibility rules and contract terms carefully. This is general information, not financial advice.
