City of Gold Coast has approved Sunland's 101 OBR Residences, a 42-storey, 81-apartment tower on Old Burleigh Road in Broadbeach, with construction planned from early 2027.
Sunland has secured development approval from the City of Gold Coast for a 42-storey residential tower in Broadbeach, according to Brisbane Development. The project, branded 101 OBR Residences, sits on a 1,283 square metre corner site at 99 to 101 Old Burleigh Road, on the corner of Armrick Avenue.
The family-run developer, founded by Soheil Abedian in 1983 and privately owned since leaving the ASX in 2023, bought the site late last year. The approval replaces an earlier scheme by a previous owner, which was approved in 2022 for a taller 46-storey tower with fewer apartments.
The application (MCU/2026/201) was code assessable and lodged in May 2026. The tower is designed by Contreras Earl Architecture, with landscaping by Urbis and planning by Zone Planning.
Two amenity levels sit above four podium parking levels, with 35 residential levels above. Sunland director Soheil Abedian described Broadbeach as "one of the strongest-performing precincts" the company has seen. Sale prices have not been released.
A sales launch is expected in the coming months. Construction is planned to begin in early 2027, with completion anticipated in mid-2031. As with most off-the-plan towers, the start date is likely to depend on presales and finance.
The approval adds to a growing pipeline of large-format, owner-occupier style apartments along the Broadbeach and Surfers Paradise strip. A mix weighted heavily toward three-bedroom homes of 190 sqm or more signals that developers continue to target downsizers and families moving out of houses, rather than investors seeking smaller units.
For nearby owners, new premium stock tends to set fresh benchmarks for price per square metre, but it also adds choice for buyers when it settles. With completion several years away, its effect on resale values in the immediate area is likely to be gradual rather than immediate. Developers will watch how this and similar launches perform in a higher-rate environment.
It is at 99 to 101 Old Burleigh Road, Broadbeach, on the corner of Armrick Avenue, on a 1,283 sqm site.
The approved scheme has 81 apartments across 35 residential levels, including two-, three- and four-bedroom homes, sky homes and penthouses.
Sunland plans to start construction in early 2027, with completion anticipated in mid-2031.
