Five neighbours, one site. A $12.36M development opportunity.
Five acreage titles that couldn't stack up alone — combined into one 7.5 ha site, now the approved 109-lot Riverleigh community.
Logan City Council approval COM/28/2023/A
The story
On their own, these blocks didn't stack up. Together, they did.
Five rural-residential properties on Glen Road and Pelham Street sat in Logan Reserve's growth corridor. Some had gone under contract more than once, only for the deals to fall over — a single 1–2 ha block carries the same road, sewer and approval costs as a far larger project, with fewer lots to pay for them.
We approached every owner, aligned them behind one coordinated deal and held it together through a demanding due diligence. We managed to secure the opportunity: one 7.5 ha development site worth a combined $12,360,000 — including one owner who had previously accepted $2M and achieved $2.96M as part of the amalgamation.
